My honest take: Ceria's pitch is access to the Eco World ecosystem — gated community, Jaya Grocer on-site, Eco World's track record on township execution. Single layout means no agonising over which type to pick; it does mean limited resale differentiation. Maintenance at RM 180/month is genuinely cheap for the spec level. Best for first-time buyers, young professionals working at Penang Science Park or in Bayan Lepas (with the second bridge commute), and yield buyers targeting working-age tenants in Batu Kawan.
