The retention is the row people miss. It is not a cost — it is your own money, held by LHDN until the assessment clears, and it comes off the top at the SPA before anyone has computed what you actually owe. A foreign seller here has RM105,000 withheld against a RM91,463 bill. The difference comes back, but not quickly.

Selling in year six rather than year five changes the answer more than anything I can negotiate. A Malaysian owner pays 15% in year five and nothing in year six — on this gain, RM45,731 for waiting. If you are near that line, the date is worth more than the price. Run yours on the RPGT calculator.

Common questions

How do I sell my property in Penang?

How much commission does a property agent charge to sell in Penang?

The maximum is 3% of the transacted price under the Seventh Schedule, with a minimum of RM1,000 per property — a registered agent cannot charge above the scale. The exact rate is agreed transparently before any listing agreement is signed.

Do you take non-exclusive listings, or exclusive only?

Exclusive listings get priority marketing — professional photography, featured portal placement and active buyer matching. Non-exclusive arrangements are considered case by case.

How long does it take to sell a property in Penang?

It depends on location, condition and, most of all, pricing. Correctly priced properties in active areas typically receive offers within 4 to 8 weeks; overpriced listings sit. An honest valuation at the start is the single biggest factor in a quick sale.

Can you sell my Penang property if I live overseas?

Yes — many of Zac’s sellers are overseas. Documentation and offer negotiation are handled digitally, and the SPA can be signed via power of attorney if required. You do not need to be in Malaysia to complete the sale.
