Zac’s Take
Zac Ong
Skyhome is a boutique freehold tower in Tanjung Bungah — just 52 units (47 standard plus 5 penthouses), developed by Giant Resorts, completed in 2010. The units are enormous: standard layouts around 6,300 sqft, penthouses near 12,300 sqft.
That scale is why the psf reads low (about RM635–817) against a RM4.7M-plus entry — this is space-buying, not psf-buying. It's one of the larger-format luxury residences on the Tanjung Bungah stretch.
My honest take: Skyhome is for a buyer who wants sheer floor area and a low-neighbour-count building over a modern amenity deck. It's a mature building now, so check the maintenance and sinking fund carefully. For the right buyer wanting a very large sea-side home, few buildings offer this footprint. Ask me what's available and the JMC health.

💎 Premium tier — what actually matters
At this price tier, buyers care about a different set of numbers
Most Skyhome buyers pay cash or use private banking — so monthly instalments aren't the metric. The questions Zac gets asked are:
- · Resale liquidity — how long to find a buyer in 5 years
- · Capital appreciation — what the area has done over 3, 5, 10 years
- · Carrying cost — maintenance + tax + utilities, not loan
- · Estate planning — title structure, inheritance handling
- · Foreign buyer levy & consent — true total cost basis
- · Lawyer / private banker network — who handles transactions well
