The maintenance fee at RM 0.83 psf is high relative to a typical residential condo — Exsim subsidises up to RM 0.40 psf for 2 years to soften the JMC handover, but factor the full rate into long-term yield math.

My honest take: Noordinz works if your thesis is Georgetown core foot traffic and STR demand resilience, and you've already studied the maintenance + parking add-on costs (units don't come with car park).
