In the evening, the promenade fills with joggers, and the Gurney Drive hawker stretch turns into one of the island's best-known food streets.
What people don't always mention is the traffic. Gurney Drive itself is a working arterial road, and weekday evenings and weekends get properly heavy. It's also the address tourists come to, so "quiet residential feel" isn't really what you're buying here. You're buying energy, convenience and prestige, not calm.
What Life Actually Feels Like in Pulau Tikus
Pulau Tikus sits just south of Gurney, and it feels like a different world once you're inside it. There's no sea view and no mall on your doorstep. What you get instead is Burma Road and Cantonment Road — pre-war shophouses, kopitiams run by the same family for three generations, a wet market and hawker centre locals genuinely still shop and eat at, not a tourist-curated version of one. Most Saturdays you could handle market, coffee, bakery and pharmacy entirely on foot. It's denser as a neighbourhood than somewhere like Tanjung Bungah, but it doesn't carry Gurney's arterial-road traffic — the streets inside the pocket are genuinely residential.
The trade-off is honest: no beach, no promenade, and nightlife that's essentially nil. If you want mall-and-sea energy, you won't find it here — Gurney Plaza is a five-minute drive away, not downstairs.

Gurney Drive commands the higher price, and it's not close at the top end. W Residence Gurney Bay, the corridor's active branded launch, runs up to roughly RM1,700 nett PSF and starts from RM2,370,000. Established sub-sale towers like Marriott Residences (from RM1.6M) and 8 Gurney (from RM3.48M) anchor the middle and top of the range.
Pulau Tikus has no new launch selling right now — Cantonment Residence is listed but still upcoming. Almost everything that trades in Pulau Tikus is sub-sale, and it's more accessible at entry: Codrington Residence starts from RM1.4M. At the top, though, it can match Gurney — The Anton runs from RM3.9M for villa-scale strata living, a genuinely different product from anything Gurney offers.

If there's one factor that should genuinely decide this for a specific kind of buyer, it's medical access, and Pulau Tikus wins it cleanly.
Gleneagles Penang, Island Hospital and Loh Guan Lye Specialists Centre all sit inside the Pulau Tikus pocket. From most central addresses — Codrington Residence, Moulmein Rise, The Cantonment — you can walk to at least one in 10 to 15 minutes. For a buyer in their sixties, or anyone with a parent moving in, that's the difference between a specialist visit being a short walk and being a Grab ride away.
Gurney Drive is close too — the same hospital cluster is about five minutes by car. That's fast by most cities' standards, but it isn't walkable, and traffic can turn that five-minute drive into fifteen at the wrong hour.
On schools, the picture is closer to even. Convent Pulau Tikus and Heng Ee High School sit inside the pocket itself, and Gurney Drive residents reach the same national schools within a similar drive. Both corridors sit 12-18 minutes from the Uplands/Dalat international-school cluster in Tanjung Tokong and Tanjung Bungah — neither has an edge there.
Who Each Is Really For
Gurney Drive suits you if you want Penang's most recognisable address, you like the mall, the sea and the promenade within walking distance, and you're comfortable paying a premium for the lifestyle and the brand. HNW buyers from Hong Kong, Singapore and Taiwan, second-home owners, and MICE-adjacent professionals gravitate here.
Pulau Tikus suits you if medical proximity genuinely matters to you or an ageing parent, you want heritage character and a real neighbourhood food scene over mall convenience, and you're comfortable with sub-sale rather than waiting on a new launch. Retirees, expat families with medical concerns, and long-hold owner-occupiers do well here.

Choose either, honestly, if what you actually want is a bit of both — plenty of buyers end up owning in one and treating the other as their weekend or errand-running radius, since they're a five-minute drive apart.

Most buyers who ask me to compare these two haven't spent a weekday evening on Gurney Drive itself, or a Saturday morning walking Pulau Tikus's back streets. My honest read: if you're building toward a lifestyle purchase, Gurney's branded tier is genuinely worth the premium.
