The cheapest psf in Batu Ferringhi is not a red flag. At Ferringhi Residence it is simply a map reference.
Mah Sing Group completed these 210 freehold units in 2015. Verified sub-sale asking sits at RM750,000 to RM1,000,000, with the typical unit changing hands around RM860,000 — RM511–638 psf on layouts of 1,208 to 1,776 sqft. Nothing else on the strip gives you that much floor area at that rate, and the reason is not the build quality, the title or the developer. It is that the block sits back from the water.

Why the Same Strip Prices This Block a Fifth Cheaper
Line up the credentials and the discount looks odd. Freehold title. A listed national developer. Completed in 2015, so no construction risk. A facilities list that covers the full resort checklist — pool, wading pool, gymnasium, tennis, squash and badminton courts, BBQ area, playground and a jogging track. None of that is missing.
What is missing is frontage. The Marin and Moonlight Bay sell the sea outside the window; Ferringhi Residence sells the sea a short walk away. Penang pays heavily for the first version, and the per-foot difference between the two is the 20–30% you see in the asking prices.
For plenty of buyers, that is the correct end of the trade. You keep the coast, the resort strip, the freehold title and a proper family-sized floor plate, and you give up a view most owners stop noticing after the first month. If the waterfront premium is something you would glance at rather than use, this is where the money is better spent.
Built for Local Buyers — and Priced Accordingly
At RM750,000 entry and RM860,000 typical, most units at Ferringhi Residence fall under the RM1,000,000 Penang Island minimum for foreign purchasers, so a foreign buyer is limited to the handful of units at the top of the range.
That fact shapes the building more than any brochure detail. The buyer pool is domestic, and domestic buyers are more price-disciplined than the overseas money that underpins the seafront towers. So the pricing stays anchored to local budgets, which is exactly what keeps it accessible — and exactly why a foreign buyer looking at Batu Ferringhi should be reading the Marin review (typical RM1.45M) or Moonlight Bay (RM1.58M) instead of this one.

Read that honestly in both directions. It is not a capital-growth story; 2% compounding does not change anyone's life. But it is positive, it is real, and — unusually for Penang — you can check it. Most island stock cannot give you a ten-year line from launch to today, and when you are deciding what to offer on a specific unit, a decade of verifiable history is worth more than a developer's projection.
The sensible frame is rent-and-hold. The lower entry makes the rental arithmetic kinder than it is on the seafront, and the RM750,000 floor means a unit priced well above the typical figure has nowhere to hide.
Resort Strip Living When It Is Your Everyday, Not Your Holiday
Every Batu Ferringhi caveat applies: everyday amenities are thin outside the resorts, George Town is a long drive that gets longer in tourist season, and rental demand swings with the calendar.
What is different here is who is buying. Ferringhi Residence owners are mostly buying a home, not a holiday asset. If you will work in town, the commute is not an occasional annoyance — it is five mornings a week. Do the run at 8am on a Monday before you commit, not during a Sunday viewing when the road is empty and the beach is doing the selling. This building makes sense for local buyers who want Batu Ferringhi freehold at an accessible number, for space buyers on a budget — 1,208–1,776 sqft at RM511–638 psf is strong island freehold value — for semi-retirees and remote workers who only go into town occasionally, and for yield-minded local investors who want the entry price low enough for rent to matter.
It is the wrong building for foreign buyers (most units sit under RM1M), for anyone who wants the sea at the door (that is Moonlight Bay, at roughly double the psf), for daily George Town commuters unless they have tested the drive, and for anyone chasing appreciation — 2% a year over ten years is a solid hold, not a growth play.
