1,500 square feet. RM760,000. Freehold. On Penang Island, within 3.5km of Gurney Plaza, that combination has almost disappeared — and it is the only reason The Latitude @ Mount Erskine deserves a page of its own.
Ivory Properties completed the building in 2015 with 220 units. Verified sub-sale asking runs RM689,000 to RM1,050,000, the typical unit around RM760,000, which on 1,500 to 1,600 sqft works out to RM456–700 psf. Nothing about the address is glamorous. Everything about the floor area is.

What RM760,000 Buys Here Versus the Coast Road
Take the same RM760,000 to Tanjung Tokong, where typical psf runs RM648–1,134, and it buys roughly 650–1,150 sqft. Take it to Tanjung Bungah and it stretches to somewhere around 700–1,450 sqft. At The Latitude it buys 1,500 sqft, freehold, with the title identical to what you would hold on the coast.
That is the whole case in one line: materially more room for the same outlay. If your brief is a genuinely large three-bedroom and your ceiling is around RM800,000, there are very few honest answers left on the island, and this is one of them.

Convenient, Not Coveted — Pricing the Postcode Gap
Mount Erskine sits inland between Tanjung Tokong and Pulau Tikus. Island Plaza is about 2.8km away, Gurney Plaza about 3.5km — the north coast's shopping, schools and dining are minutes off, without paying to live on the water.
What the pocket lacks is cachet. The area's typical psf band of RM500–622 is the market's verdict on that, and it is worth being unsentimental about what it means for you later. The person who buys from you will be making the same trade you are making now — floor area and convenience over address. That pool is durable and real, but it is price-sensitive, and there is no address premium here to appreciate. Plan on value tracking the wider market, not outrunning it. A Building That Trades Almost Entirely Between Malaysians
Penang Island's foreign minimum is RM1,000,000. With entry at RM689,000 and the typical unit at RM760,000, only the very top of The Latitude's range qualifies a foreign buyer — so in practice this is domestic stock. Two consequences follow. Pricing is more disciplined than in buildings propped up by overseas money. And a foreign buyer who wants this much floor area will have to look at Tanjung Bungah and accept a considerably higher price per foot for it.

Against Mont Residence the decision is unusually clean: a near-identical typical price, but The Latitude hands you roughly 300–500 sqft more, while Mont Residence is three years newer. If you will actually use the extra room, The Latitude is the better buy. If a 2018 build matters more and you can live compact, it is not.
Eleven Years Old — the Questions Worth Asking Before an Offer
A 2015 completion means the early snags are long gone and the shared systems are entering the stretch where they start to cost money. Ask for the sinking fund balance and what has been drawn recently; the lift servicing history, because 220 units generate real traffic; any major works planned in the next three years; and whether the maintenance rate has moved in the last five, and by how much.
None of that is alarming for a building of this age. The danger is that at this price point buyers skip the questions — and a special levy landing in year two quietly erases a chunk of the value that made the purchase attractive.
