At the same RM850–956 per square foot, Lumina Residence and a typical Georgetown serviced apartment look priced the same. They are not the same buy. The difference is on the land title, not the price list — and that one line changes your loan, your running costs, and how easy the unit is to resell.

The headline facts: 596 units across 43 storeys on Pykett Avenue, from the VST Properties and BSG joint venture, priced RM1,030,000 to RM2,100,000 on layouts of 1,206 to 1,518 sqft, completing 2027. Freehold — and, unusually for Georgetown high-rise at this bracket, on residential title. That last word is the reason to read on.

Same PSF, Different Land — Why the Serviced Apartment Loses

Most of Georgetown's RM1M-plus towers are serviced apartments on commercial land. That title carries costs the sales gallery never puts side by side: utilities charged at commercial TNB tariffs rather than residential, higher assessment (cukai pintu), and thinner bank financing — typically 70–80% margins against the 85–90% a residential-title property can attract.

Lumina is freehold and residential. Hold it ten years and the tariff and assessment gap alone is meaningful money, before you count the extra equity a lower loan margin would have tied up on the serviced-apartment alternative. So when a comparable-psf unit down the road looks like the same deal, ask for the title on both. You are not comparing like with like until you do.

Six Plans, and Not One of Them Is Small

The gap from the smallest plan to the largest is only about 26%, which is tight for a 596-unit tower. There is no studio, no one-bedroom, no 800 sqft unit aimed at a rental portfolio — and two to three car parks per unit says the same thing the floor plans do. This was designed for owner-occupier families, and it will be sold to them.

RM1.03M Is a Hard Floor, Not an Opening Bid

Because the smallest unit is 1,206 sqft, the cheapest possible purchase is RM1,030,000. That is the number that filters buyers — not the psf, which looks accessible next to the Georgetown band. A buyer with RM800,000 has no route in.

The same floor works in a foreign buyer's favour: at RM1,030,000 entry, every unit at Lumina clears Penang Island's RM1,000,000 minimum, so an overseas purchaser is not pushed into a larger layout just to qualify — budget the 3% state levy and the flat 8% foreign stamp duty and the building is open from the smallest plan up. Yield-first investors should note the flip side: a 1,206 sqft minimum against Georgetown rents means the gross numbers will trail the compact towers nearby.

Pykett Avenue: Hospital, Two Malls, Four Schools, One Radius

Gleneagles Penang is roughly 1km away, Penang Times Square 0.8km, Gurney Plaza 1.5km and Gurney Paragon 1.8km. The school list is unusually dense for a Georgetown tower — Pykett Methodist Primary at 0.65km, Tai Chiao High School at 0.6km, Penang Free School at 1.5km, KDU University College at 2.3km.

Put a hospital, two malls and four schools inside 2.5km and you have the case for a three-bedroom-only tower: this is a family catchment, and the unit mix is built to match it. How central Georgetown prices and lives against its neighbours is covered in the Georgetown central area guide.

One Developer, Three Premium Towers on the Same Clock

BSG is running Lumina (Georgetown, 2027), Waterstone (Tanjung Bungah, 2028) and Cantonment Residence (Pulau Tikus, 2030) concurrently, all premium, all on the island. That is not a red flag in itself — BSG has completed Penang work before, and parallel projects are normal — but it is the thing a brochure cannot answer for you.

Ask for the completed record, not the launched one. Ask to see site progress on all three. And treat 2027 — roughly a year and a half out, for a 43-storey tower — as a date to check against the ground today rather than accept. High-rise programmes slip; better to expect it than be surprised.

The Fit Test

Lumina Residence suits own-stay families who want Georgetown, a school catchment and a real three-bedroom footprint; buyers who understand title and are knowingly paying for residential over commercial; foreign purchasers who want a Georgetown address without hunting for a unit large enough to qualify; and long-hold owners for whom a decade of residential tariffs actually compounds.

It does not suit anyone with less than RM1.03M to spend, yield-first investors, buyers who need to move within a year, or anyone who wants the sea — this is inland Georgetown, and frontage on Gurney Drive or in Tanjung Bungah costs what it costs.
