The address is not raw land — The Light's retail and F&B already anchor the precinct, which matters for a tenant choosing between this and an anonymous block. The format is right for the tenant it targets: a single professional, a postgraduate, a short-stay guest. And 624 units means the building will have the scale to run proper management.
