The low price is not the reason to buy Skyridge Garden. It is the reason to slow down and ask why a Tanjung Tokong condo completed in 2019 trades from RM370,000 and RM480–565 per square foot when the freehold towers around it ask a great deal more. The answer is not a secret — leasehold tenure, 486 units across two 40-storey towers, and a corridor that prices its freehold seafront stock at a premium — but the answer is the review. Once you understand what the discount is paying you for, you can decide whether you are the buyer it suits.

Large Layouts at a Small Quantum — the Actual Attraction
Strip away the address debate and here is what Skyridge Garden does well: it sells a 1,450 to 2,335 sqft apartment in Tanjung Tokong at a total price many buyers can finance without stretching. Those are family-sized floor plates — three-bedroom living with room for a study or a helper's room — in a corridor where the newer freehold towers tend to sell smaller units at much higher PSF. The deluxe and penthouse layouts push the size further up for buyers who want it.
For an own-stay family or a landlord letting to a family tenant, square footage per ringgit is the thing that matters most, and on that measure Skyridge Garden is one of the corridor's strongest numbers. That is the case for the building. Everything below is the case to check before you accept it.
What "Leasehold" Costs You Here, in Plain Terms
Leasehold is why the PSF reads low, and it affects you in two ways. First, on financing: banks treat a leasehold title differently from a freehold one, and the remaining term can change the margin and tenure you are offered. Second, on exit: a freehold neighbour's value is anchored to land that does not expire, while a leasehold unit carries a countdown that every future buyer will price in, and that gap tends to widen rather than narrow as the years pass.
None of that makes leasehold wrong. It makes it a different asset that has to be bought at the right discount, and the only way to know if RM480–565 psf is the right discount is to know the term that is left. Get the remaining lease in writing from the title search, not from a listing description, before you compare Skyridge Garden with anything freehold on the same stretch.
Two 40-Storey Towers — the Density Question
At 486 units, Skyridge Garden is a large community, and that cuts both ways. The positives are practical: more owners sharing the maintenance base, and a building big enough to support proper facilities and management. The negatives are the ones buyers tend to feel rather than calculate — busier lifts at peak hours, a car park that fills, and a resale market where you are rarely the only seller in the building at any given time. When you eventually list, your competition is downstairs, not down the road.
If you want Tanjung Tokong with fewer neighbours, the corridor does offer that — Marinox Sky Villas is the building buyers most often weigh against this one — but expect to pay more for it per foot.
Tanjung Tokong Without the Seafront Premium
Tanjung Tokong is the stretch between Gurney Drive's high-rise strip and Tanjung Bungah's beach, home to the Straits Quay marina precinct and a run of freehold seafront towers. Skyridge Garden gives you the address — the same malls, the same coastal road, the same commute — without the seafront freehold pricing that defines the corridor's headline projects. Whether that is a bargain or a compromise depends entirely on how much the seafront and the tenure matter to you personally. A Foreign Buyer Needs to Climb to RM1,000,000
At RM370,000 entry, Skyridge Garden sits far below Penang Island's RM1,000,000 minimum purchase price for foreigners, so the building's pricing is effectively for Malaysian and PR buyers. A foreign buyer is only eligible on a specific unit — most likely a penthouse or a large deluxe layout — that actually reaches RM1,000,000, and would then pay the 3% state levy on top, plus foreign-rate stamp duty. If you are an MM2H holder drawn by the quantum, be honest with yourself that the quantum you are drawn to is the part you cannot buy.
The Buyer This Is Built For — and the Three It Is Not
Picked, not pitched: Skyridge Garden suits a Malaysian family or landlord who wants a large apartment in Tanjung Tokong at an entry price that leaves room in the budget, and who has read the lease term and accepted it as the price of that discount. It does not suit a buyer for whom freehold is a condition, a buyer who wants a small building, or a foreign buyer hoping to come in near the RM370,000 floor. My honest read: if quantum matters more to you than address premium or freehold tenure, this is worth serious consideration, but confirm the remaining lease term first — that's the real diligence item here, not the price.
