Fifty-two. That is the entire unit count at Skyhome — 47 standard residences and 5 penthouses — on a freehold beachfront plot in Tanjung Bungah. Each one starts at about 6,300 sqft under 11-foot ceilings and runs up to 12,300 sqft, and the tracked entry price is RM4,700,000 at RM635–817 per square foot.

Read those numbers together and the building explains itself. This is not a condominium in the usual Penang sense. It is a stack of bungalow-sized homes sharing a lift core and a beach.

A Low PSF That Buys a Very High Quantum

Skyhome's per-foot number is the most misread thing about it. RM635–817 psf sits well below what newer Tanjung Bungah and Tanjung Tokong towers ask, and a buyer scanning portal listings by PSF could mistake it for value stock. It is not cheap; it is big. Apply even the bottom of that PSF band to a 6,300 sqft floor plate and you are deep into the millions before you look at a better floor or the penthouse tier — which is how the entry ends up at RM4,700,000.

What that tells you is that Skyhome is priced for a buyer who is paying for a home, not for a yield or a PSF arbitrage. There is no 1,000 sqft stack to let to a professional couple, so the rent-versus-price comparison that drives most Penang condo decisions simply does not apply. If your spreadsheet needs a gross-yield cell, this is the wrong building.

What an 11-Foot Ceiling Changes About Living

Floor area gets the headlines, but the ceiling height is what makes 6,300 sqft feel like a house rather than a wide flat. An 11-ft ceiling lets rooms be genuinely large without feeling low; it allows proper separation between a living wing and a sleeping wing; and it gives a beachfront outlook the vertical window height to match. Combine that with a floor plate large enough for a family, live-in help and guests to coexist without crossing paths, and the "closer to a bungalow" description is accurate, not marketing.

The trade-off is running cost. A 6,300 sqft unit carries a 6,300 sqft service charge, a 6,300 sqft air-conditioning bill and a 6,300 sqft renovation budget when it is time to refresh. Buyers coming from a 2,000 sqft unit should price that in before they fall for the volume.

Beachfront in Tanjung Bungah, Between Two Different Coastlines

Skyhome sits directly on the Tanjung Bungah beach, the established north-coast residential stretch between Tanjung Tokong's newer high-rise belt toward George Town and Batu Ferringhi's resort strip further out. That positioning matters: you are close enough to the city for it to be an everyday address, and far enough along the coast that the beach is the view from the living room rather than a drive away. Fifty-Two Units Means You Wait — on the Way In and the Way Out

Scarcity is the reason to buy here and the practical cost of buying here. With 52 units built, and each one large enough that owners tend to stay, listings come up rarely and rarely in the stack you want. Buying Skyhome is usually a matter of deciding you want it and then waiting for the right unit, not choosing from a page of options.

The same is true in reverse. When you sell, your buyer pool is whoever wants 6,300-plus square feet on this beach at RM4,700,000 or more — a real pool, but a small one. Price it right and it moves; price it for a quick exit and you may wait anyway. Treat this as a long hold.

Foreign Eligibility Is Not the Question Here

Every unit clears Penang Island's RM1,000,000 foreign-buyer minimum many times over, so a foreign or MM2H buyer's question is cost, not eligibility: the 3% state levy on the RM4,700,000 entry is RM141,000, on top of the flat foreign-rate stamp duty, legal fees and financing. On exit, RPGT runs 30% for a sale in years one to five and 10% from year six — at this quantum the difference is large, so run your intended hold period through the RPGT calculator before you commit to a timeline.

If the Quantum Is Too High, This Is Where to Look Instead

Skyhome is one of Tanjung Bungah's most expensive addresses by total price, and I would rather say that plainly than watch a buyer stretch for it. If the appeal is the north coast rather than the 6,300 sqft format specifically, 1 Tanjong and Mira Residence give you the same broad stretch at a meaningfully lower entry. If it is the format — beachfront, bungalow-scale, almost no neighbours — then there is very little else to compare it with, and the current Skyhome listings are where to start the wait.

Skyhome is about as exclusive as it gets on Penang Island — 52 units, genuinely enormous floor plates, direct beachfront position. My honest read: this isn't a project to shop on PSF comparisons against typical condos, because it isn't really competing with them. If genuine scale and privacy matter more to you than anything else, this is one of the few places on the island that delivers it. If you're comparing PSF against a standard tower, you're comparing the wrong things.
