City grid vs beach strip
Lumina's Penang is the working city. The Pykett/Westlands pocket sits behind the Jalan Burma spine: Pykett Methodist Primary 650m away, Gleneagles Hospital about 1km, Island Hospital 1.5km, Penang Plaza 500m, and the Gurney malls a short drive. You walk to breakfast, you're ten minutes from anywhere that matters on the northeast island, and when the Mutiara Line's Komtar station (S20, under construction, target 2031) eventually opens, the city core's connectivity story improves again. This is convenience as a lifestyle.
Waterstone's Penang is the northern strip between Tanjung Tokong and Batu Ferringhi — quieter than Gurney, greener, with beach access and sea views from the higher floors. The daily texture is different: school runs, the hillside, weekend hikes, dinner at Straits Quay (3km). The trade is real — you're 4.5km from Gurney Plaza and further from the hospitals (Gleneagles ~5km) — but that distance is exactly what buyers here are paying for.

The RM257K gap, decoded
Here's the part most buyers misread: Waterstone is not meaningfully more expensive per square foot. Lumina's published band is RM850–956 psf; Waterstone's asking runs roughly RM810–999 depending on floor and facing. The bands overlap almost completely. What actually creates the RM257K entry gap is format — Waterstone's smallest 3-bed is 1,334 sqft against Lumina's 1,206 sqft, and its range extends to 2,195 sqft four-bedders where Lumina tops out at 1,518 sqft.
In other words: at the same rate, Waterstone makes you buy more house. If 1,206–1,432 sqft genuinely fits your household, Lumina's lower ticket is efficient, not inferior. If you need a real 4-bedroom, Lumina doesn't sell one — Waterstone's 4-beds from about RM1.8M are the only option in this pair. Run both tickets through the affordability calculator before deciding how much house you want to be made to buy.
One running-cost point in Lumina's favour: its maintenance is published at a low RM0.35 psf (about RM425/month on a 1,216 sqft unit). Waterstone's rate isn't in my data — ask for it, because on a 1,800 sqft unit even a small PSF difference compounds monthly.
The school question
If your children's schooling drives the purchase, this comparison ends quickly. Waterstone sits about 1km from Dalat International School, 1.5km from POWIIS Tanjung Bungah and 2km from Tenby Schools — the island's northern international-school corridor, where "close to school" is the single most durable driver of both expat rents and resale interest. Lumina counters with city schooling — Pykett Methodist Primary at 650m, Penang Free School 1.5km, and the colleges around the city core — strong for local-stream families, irrelevant to the international-school crowd.
Rental profile: broad pool vs sticky pool
Lumina rents to the city's working pool — hospital staff and medical professionals around Gleneagles and Island Hospital, lecturers and students, young professional couples. Demand is broad, vacancies fill fast, and the 3-bed formats suit sharers and small families alike. It's the easier property to keep occupied.
Waterstone rents to a narrower, stickier pool: expat families anchored to Dalat, POWIIS and Tenby, typically on 1–2 year leases timed to the school calendar, often paid by employers. Fewer enquiries, better tenants, longer stays — but if the expat cycle softens, the pool thins with it. Model both scenarios in the rental yield calculator rather than assuming either corridor's headline rent.
The catch on each
Lumina's catch is density. 596 units across two towers is a lot of neighbours — at handover in late 2027, a wave of similar 3-bed units will hit the rental and subsale market at once. Early yields will feel that. The Pykett pocket is also city living in full: traffic on the Burma/Perak spines is part of the deal.
Waterstone's catch is the strip itself. Tanjung Bungah is car-dependent — no LRT is coming to the northern corridor (the Mutiara Line does not serve it, whatever a marketing deck implies), so every convenience is a drive. And note my Waterstone data carries a couple of specs still marked for re-verification, so treat fine-grained figures beyond price and format as confirm-with-Zac items before you sign.
Foreign buyers: the tidy pair
This is one of the cleanest comparisons on the island for a foreign or MM2H buyer: both projects clear the RM1,000,000 island minimum from their very first unit, both are freehold, and both carry residential title — no commercial-tariff surprises, no threshold gymnastics. Budget the 3% foreign-buyer levy, flat 8% stamp duty (the 1–4% tiers are the citizen rate), a 3–4 month state consent timeline, and plan around roughly 70% financing rather than a local's margin. On exit, foreign sellers pay RPGT at 30% in years 1–5 and 10% from year 6 — worth modelling before you buy, not after.
Verdict
Pick Lumina Residence if:
- You want the lowest freehold-residential ticket in George Town proper and city convenience daily
- Your tenant pool is professionals and medical staff, and occupancy matters more than tenant tenure
- 1,206–1,518 sqft fits your household and you'd rather bank the RM257K
Pick Waterstone if:
- The international-school corridor is the point — Dalat, POWIIS and Tenby within 2km
- You need a genuine 4-bedroom or 1,800+ sqft family format
- Sea air, lower density (365 vs 596 units) and the beach strip's pace are worth the car dependence
Neither is for you if you want a short-stay/Airbnb asset — both are residential title, which Penang's 2026 by-law prohibits from short-term letting on the island — or if you need a completed unit now, since both hand over in 2027–2028.

I rate both of these highly — 4.5 and 4.7 — and that's not fence-sitting, because they don't actually compete for the same buyer. The overlapping PSF bands are the tell: BSG's family isn't charging you more for the beach, it's offering the same rate on two different lives. So decide the life first. School-run families reading Dalat and POWIIS term calendars should stop deliberating and go look at Waterstone's 4-beds before the good stacks go. Buyers whose week happens in the city — hospitals, offices, food — will be happier at Lumina and RM257K richer at signing. My one warning each: at Lumina, go in eyes-open on 596 units hitting the market together in 2027; at Waterstone, confirm the maintenance rate and the finer specs with me before you commit, as a couple of items in my file are still being re-verified.
