RM354 a square foot on Gurney Drive looks like a typo. It is not — and it is not a bargain either. At 8 Gurney, known to most of Penang as The Shore, the low psf is the direct result of very large floor plates divided into a RM3,480,000-plus quantum, and if you read it as "cheap Gurney" you will misunderstand the building entirely. What you are buying here is a lot of seafront, in a tower that chose to hold 90 homes across 38 floors when it could have held several hundred.

Why RM354 a Foot Is Not a Discount

The financial result is that your unit is one of very few of its kind — which supports value on the way up and keeps competing listings scarce when you sell. Freehold tenure on a residential title keeps the ownership itself uncomplicated.

A Full Facilities Deck Shared by Very Few

For a building this small, the amenity list is long: a 25-metre lap pool, steam room and sauna, gymnasium, squash and tennis courts, a children's playground and BBQ area, a waterfall fountain with a water slide, and 24-hour security running a three-tier access-card system. Spread across 90 households, that is an unusually generous ratio of facility to resident — the same list in a 400-unit tower is a different experience altogether. The flip side is that fewer owners share the cost of maintaining all of it, so ask for the current service-charge rate before you commit.

None of those match The Shore's combination of floor area, frontage and resident count; they simply cost less.
