Before the towers, before the developer, before the views, that is the number to sit with at 1 Tanjong — because a standard unit here is the size of a decent landed house, and it reshapes every other figure in the review. The RM3,600,000 entry stops looking steep when you divide it by the floor area; the RM847–1,049 psf band reads as ordinary for the Tanjung Bungah coast; and the buyer profile narrows sharply to people who genuinely want that much room on a high floor.

Lone Pine Group built 1 Tanjong as a pair of 41-storey towers with 152 units between them, which works out to very few homes per floor for buildings of that height. It is landmark scale on the outside and low density on the inside — enough owners to fund proper facilities and active management, few enough that the lobby never feels like a hotel. One housekeeping note: you will see 147 quoted for the unit count in some project data, including our own project page, against 152 in the developer's materials; the difference is immaterial to how the building lives, but confirm the figure with management if it matters to your analysis.
Lone Pine Group's name carries weight on this stretch of coast, and it is part of why 1 Tanjong has held its standing a decade after completion.
Reading the RM847–1,049 Spread Stack by Stack
A psf gap of roughly two hundred ringgit inside one building is wide, and it is telling you something specific: the units are not equivalent. Floor height, which direction the 270-degree outlook faces, whether the unit is original or fully refurbished — each moves the price, and in a building that turns over slowly you cannot simply average the listings and call it a market rate. The right method is to find the most recent comparable transaction in the same stack and at a similar height, then adjust for condition. Anchor to a headline psf and you will either overpay for a low-floor original unit or talk yourself out of a fairly priced high-floor one.
A Decade In: What 2015 Completion Means Now

The Tanjung Bungah Alternatives, Honestly
1 Tanjong shares the north-island coast with Skyhome, Mira Residence and Alila 2, and the comparison that matters most is on quantum. If RM3.6M is more than you want to commit, Mira Residence offers a meaningfully lower entry in the same broad Tanjung Bungah area, at the cost of smaller units and a less prominent address. If 4,760 sqft is more space than you need, the same logic applies — you are paying for floor area, and a smaller unit elsewhere will cost less in total even at a higher psf. Who This Is Really For
This is an own-stay, long-hold purchase for a family or a couple who want house-scale space with a panoramic sea outlook and are content to do careful unit-level diligence rather than take a headline number on trust. It is not the cheapest way into Tanjung Bungah and it was never meant to be. If the size and the quantum fit, the building delivers exactly what it promises; if either one stretches you, there are better-fitting options a short drive along the coast.
